Foundation questions, answered

General

How much does foundation repair cost in Houston?

Most repairs fall between $2,000 and $15,000, based on how many piers the house needs. The free check gives you an exact written price.

Is the foundation check really free?

Yes. Readings, outside check and a written report with photos, free. If you don’t need repair, the report says so.

Do I need a permit?

Some cities require one for foundation work. We pull it where it is required.

Is foundation repair licensed in Texas?

Texas does not issue a state license for foundation repair. Ask for an engineer review and a written, transferable warranty instead.

Can I stay home during the repair?

Yes. Most repairs take one to three days and you can stay in the house.

Cracks and warning signs

Is a crack in my wall serious?

Hairline cracks are common. Cracks wider at one end, stair-step cracks in brick and doors that stick are worth a reading.

What is normal movement?

Some movement is normal on Houston clay. Readings tell you if it is more than normal.

Why do cracks show up after a drought?

Clay shrinks when it dries, and the slab settles into the gap.

Repair and warranty

What kind of piers do you use?

Pressed concrete piers for most slabs, steel where deeper support is needed. The report explains the choice.

How long is the warranty?

Lifetime on the piers we install, transferable to the next owner.

Will lifting the house crack anything?

Small cosmetic cracks can open or close as the house moves. We retest plumbing after the lift.
